Elmbank House


The project comprised the refurbishment of a prominent ‘B’ listed three storey building situated at the west end of Victoria Park, in order to form 13 amenity and wheelchair flats. The works required the internal re-configuration of the building to meet the current space standards; this included the removal and replacement of the main stairwell. This resulted in the need for new foundations within the existing building footprint which had to be hand excavated due to constraints with access. We considered this within our design and endeavoured to minimise the extent of new foundations by structuring our design to ensure that existing load paths were maintained where possible. Other works included forming new slapping together with the installation of a steel frame to support the structure. The external stonework was generally in reasonable structural condition, however, some localised repairs to cracking and pointing the stonework was required.
