This new 48-home development was designed to integrate with Gannochy Trust’s neighbouring model village development, which was constructed by former Scotch whisky entrepreneur and philanthropist Arthur Kinmond (A K) Bell back the 1920s. Development of this greenfield site posed various engineering challenges. A high pressures water main was present within the boundary, and this had to be diverted. Furthermore, the associated stand-off to the relocated main also had to be incorporated into the overall site design. The road network surrounding the site comprises narrow carriageways with tree-lined verges and this was also to be integrated into the design of the new development. Detailed consultation with the Perth and Kinross roads department was required to ensure that the solution achieved gained regulatory approval while maintaining the overall character of the area.
