This project comprises the full renovation and refurbishment of a landmark existing 1900’s 4 storey tenement block, in the east end of Glasgow. There is a public house on the ground floor of the property and one of the constraints associated with the refurbishment was that this had to remain operational throughout. One of the unusual characteristics of this tenemental property is the concrete flat roof. As part of the works, the existing roof covering had to be replaced and this had to be assessed for the new heavier insulated roof covering that was proposed as part of the works. Other works included internal & external structural alterations to existing walls in order to facilitate a more practical living arrangement within these historic properties. The front external elevations were fully refurbished to restore the property back to its original condition; this, coupled with the extensive renewal and replacement of all defective timber lintels, floor joists & roof structures, ensures the building’s longevity. Careful consideration had to be given to replacing the joists at first floor level which resulted in the works being undertaken when the pub was closed. In addition, an insulated render system was applied to the rear and side gable of the property, and this will provide tenants with a well-insulated, cost effective and environmentally friendly home in which to live. All of these works have been designed and supervised on site by G3 Consulting Engineers.
