This development which comprises 152 residential units across 3 flatted blocks between three and six storeys in height occupies a prominent position adjacent to Paisley Road West within a diverse urban environment. The project established a benchmark for new affordable properties within East Govan/Ibrox Transformational Area and delivers modern, high quality homes for local people. The site was underlain by shallow mine workings which required to be stabilised by grout consolidation which G3 designed and supervised on site.

One of the major constraints with respect to the development of the site was the mass of the larger courtyard block. The overall architectural vision of the site was for the roof levels to remain consistent across the block. This posed a significant structural constraint as the ground sloped by approximately 1.50m. In order to achieve the architect’s vision, the change in level had to be accommodated by stepping the ground whilst the first floor remained consistent. This resulted in significantly higher floor to ceiling heights on part of the site and careful consideration had to be given to their structural design. Further challenges associated with the mass of the block together with the site topography related to the requirement to provide level access, necessitating close working with the architect in order to achieve this as part of the civil engineering design.
