Holmlea Primary School


The development of 49 residential units at Holmlea Primary School required the complete refurbishment of an existing red sandstone Grade B listed school building, together with construction of a new build extension, and two new three storey flatted blocks. While the external fabric of the school building was in good structural condition, water ingress, rot and a pigeon infestation meant that internal access was not possible without extensive remedial works. These were carried out as part of an enabling works contract. Once these had been completed, the building was safe to enter, allowing dimensional and structural surveys to be undertaken. At this stage, further constraints were identified, relating to substantial and badly degraded asbestos contamination together with deterioration of the internal structural fabric. Significant additional remedial works were required to address these. The roof structure was completely redesigned to accommodate new living space, whilst maintaining the same aesthetic of the original roofscape to comply with Historic Scotland requirements.
