G3 was appointed to provide civil, structural and geo-environmental engineering services for a new 127 unit low rise residential development at School Street, Coatbridge, providing much needed affordable housing for North Lanarkshire Council. The site, formerly occupied by a school and playing fields, had been investigated previously by others, and G3’s initial appointment involved a detailed due diligence review of the existing reports to highlight gaps and ensure compliance with current legislation and guidance.

The site was undermined, and a stability risk was identified associated with past coal workings. A programme of grout consolidation and detailed mine gas monitoring risk assessment was undertaken, with G3 providing a full design and verification service across the duration of the work. We also prepared a detailed Remediation Strategy and validated the installation of the remedial measures to ensure that risks associated with legacy contamination were addressed, while also providing a future proof strategy to address concerns associated with mine gas risk, acknowledging that climate change and off-site development could result in changes to the regional gas risk.

As part of our commitment to value engineering, G3 also implemented a programme of additional investigations in conjunction with ground improvement contractors. With a greater level of detail available, we were able to remove the requirement for piled foundations which allowed a more cost and materials efficient approach to foundation design could be adopted..
