Watson Street


The Watson Street project involved the design of a nine-storey steel frame flatted block on a gap site in a prominent location in the east of Glasgow Centre, providing 49 new midmarket rent housing units for Lowther Homes.

 

The location of the site presented a number of design challenges including significant space constraints and the proximity of an adjacent rail bridge crossing the Gallowgate to the south. Detailed consultation was required with Network Rail to agree a suitable foundation solution and methods of working adjacent to their asset. Section flight auger piles which minimise ground disturbance below the support zone of the bridge were subsequently proposed and accepted by Network Rail. 

 

The gap site nature of the development and resulting lack of space in conjunction with the Network Rail bridges also posed another signification constraint when it came to the construction of the building and moving materials around the site. It agreed that the most efficient and safe way of overcoming this obstacle was to use a 40m tower crane. G3 was subsequently commissioned by the principal contractor to design the foundations of the crane, arrange a third party design check and obtain approval from Network Rail.

 

The building structure is formed using a braced steel frame with composite concrete floors. This form of construction was adopted due to the form and height of the building and also to support the decorative spandrel panels on the prominent elevations of the building.
